The design and planning phase of any large project is the most important phase of the project to achieve the desired goals and objectives. At Sage Built Homes, LLC we enjoy the design phase because this were we combine the customer's hopes dreams desires with budget and environmental realities to create an opptimized plan. The outline below details this process.
1. Know Your Budget –
2. Draft Realistic Specs –
a. Draft a detailed spec before design.
b. Identify the activities you want to do in the home, how they relate to other activities and the spaces you want.
c. Examples:
i. I want the ability to work from home and need a study removed from the hustle and bustle of the rest of the home and children’s areas.
ii. I want a kitchen that openly flows with the family rooms so I can cook dinner and still be a part of what is happening in the family room.
iii. I want a game room, near the kitchen so I can look in on the kids while cooking, or I want a game room on another planet so I don’t hear the commotion in the rest of the house.
iv. Privacy of the master suite is or is not real important.
3. Set Priorities –
a. His and her wants
b. Impressive Style vs. Comfort of the home
c. Lower upfront cost vs. Lower total cost of ownership
4. Adjust Specs to fit budget –
a. SAGE BUILT HOMES will review your specs with you and in line with your priorities help adjust your specs to fit your budget.
5. Write Final Specs –
a. The concluding amalgamation of the homeowners wants and tradeoffs.
b. Becomes the guide for the architect and designer as for what you want them to draw.
6. Estimate Cost to Build –
a. SAGE BUILT HOMES will compile a rough estimate using industry averages as a sanity check on the specs to determine if they fit the budget.
7. Draw preliminary plan (sketch) –
a. This is typically where an architect would come in.
b. Many architects will do the first sketch in pencil for the sake of speed and ease of changes.
c. At this point SAGE BUILT HOMES will review the sketch in detail of solar orientation and energy efficient design.
d. This is the best time for the homeowners to move walls and make changes. Changes don’t cost anything at this stage. However, the later in the process changes are made the more they cost.
e. Homeowners are encouraged to spend some time with the plans and make changes.
8. Draw Final Plans –
a. The final plans will be drawn on the computer by the architect or designer.
b. Typically, once the basic floor plan is in, the homeowner will have another opportunity to review the plan make changes before the final plans are completed.
c. The plans need to show the final placement of all plugs and lights. Homeowners are encouraged to spend some time reviewing detailed drawings. Changes made after this point come at an increasing cost.
9. Engineer Plans –
a. SAGE BUILT HOMES will have the plans engineered.
b. To complete the plans, the structure will be engineered by a licensed engineer for Foundation, Frame, & Roof
10. Final Pricing and Budgeting review –
a. With a final set of plans and specs in hand, and only then, can SAGE BUILT HOMES, complete the final costing and budgeting process.
b. SAGE BUILT HOMES will collect bids from key trades in order to complete the final costing of the project.

- Designing and building a home is about tradeoffs, this feature vs. that feature. Perhaps it is a trade off simply on budget issues between a gourmet kitchen or an outdoor kitchen.
